Common Questions

Everything you need to know.

Clear answers build confidence before a buyer begins their mortgage application.

Can non-residents get a mortgage in Spain?

Yes. Mertoun can arrange up to 70% financing for UAE residents, based on the purchase price or valuation (whichever is lower), with terms up to 25 years. Eligibility depends on lender policies and your circumstances.

Can residents and non-residents finance in Italy?

Yes. UAE residents can typically finance up to 60% of an Italian property over up to 20 years. Residents of Italy can often borrow more. Specific products and criteria are confirmed case by case.

Can non-residents get a mortgage in the UAE?

Yes, several UAE banks lend to overseas buyers, usually with a larger deposit than residents. Buyers on a visit visa generally cannot obtain a UAE mortgage.

What upfront costs should I budget for?

As a guide: around 7–8% in Dubai (including the 4% DLD transfer fee). In Spain, mainly the regional transfer tax of 6–13% plus notary, registry and mortgage costs. In Italy, 9% registration tax on the cadastral value plus notary and mortgage costs. Our calculator shows an itemised estimate.

What does the mortgage calculator include?

Illustrative monthly payments, borrowing capacity and estimated purchase costs; final offers require full underwriting.

How long does the process take?

Around 4–5 weeks in Spain and 7–8 weeks in Italy, from mortgage review to notary completion. In the UAE, a ready-property mortgage typically takes 6–10 weeks.
